What Is an ADU?

Your Property Can Work
Harder For You

An ADU (Accessory Dwelling Unit) is a secondary residential unit on the same lot as your primary home. Also called a casita, in-law suite, backyard cottage, or granny flat — it's a legal, permitted dwelling with its own entrance, kitchen, and bathroom.

Rental Income

Rent it to a tenant, house a family member, or list it short-term. Your property generates income instead of sitting idle.

Family Flexibility

House aging parents, adult kids, or guests with privacy and independence — on your property.

Property Value

A permitted ADU increases your home's appraised value and makes the property more attractive to future buyers.

Texas law (SB 1412) makes ADUs legal in most cities statewide. We currently serve Fort Worth and Dallas for ADU conversions — eligibility depends on your specific lot, setbacks, and zoning. We confirm all of that during your free site assessment.

Why Layer Construction Services

We Know DFW Concrete

DFW has specific problems — expansive clay soil, intense UV, summers that kill standard epoxy. We built Layer Construction Services around materials and methods that actually hold up here.

Same-Day Coating Jobs

Most garage floor coatings are done in a single day — surface prep, coat, and cure. You're back on your floor the next morning.

No Hot Tire Pickup

Standard epoxy softens under hot tires and peels when they cool — a well-known failure in DFW summers. Our polyaspartic systems stay hard at 100°F+.

We Pull Every Permit

For ADU projects, we handle every permit, city submission, inspection, and correction notice. You don't make a single call to the city.

Built for DFW

We know DFW's clay soil, extreme UV, and city permit processes better than any out-of-state franchise. No learning curve on your dime.

Fixed Pricing, No Surprises

We assess your slab or space first, then give you a locked price before we start. No change orders after the fact.

Shed-to-ADU — Our Specialty

We're the only DFW contractor packaging shed conversions into legal rental units. Most sheds 200 sq ft and larger qualify — we assess yours for free.

5

Got Questions?
We've Got Straight Answers.

No fluff, no runaround. Here's what every homeowner asks before booking.

Standard epoxy has a well-known failure mode in DFW: hot tire pickup. When you park after driving on a 100°F day, the heat from your tires softens the epoxy coating and it peels off as the tires cool. Polyaspartic doesn't do this — it stays hard in Texas heat. It's also UV-stable, so it won't yellow or chalk in direct sunlight the way epoxy does within 1–3 years. We don't install standard epoxy for this reason.
Cost depends on your slab size, concrete condition, and coating system. DFW's expansive clay soil means more slabs need crack repair and prep work before coating — that affects the final number. We assess your slab in person and give you a fixed price before we start. No surprises.
Garage floors are our most common job, but we also coat driveways, patios, pool decks, walkways, and commercial floors. We also install polished concrete and metallic systems for ADU interiors and bonus rooms — a durable, low-maintenance alternative to tile or hardwood.
Yes. Cracks are standard in DFW — the black clay soil underneath shrinks and swells with every rain and drought cycle, and every slab cracks eventually. We grind the surface, fill and repair cracks, then apply the coating system. We'll tell you during the free assessment if any cracks are structural rather than cosmetic.
An ADU (Accessory Dwelling Unit) is a secondary residential unit on the same property as your primary home — its own entrance, kitchen, and bathroom. Also called a casita, in-law suite, or backyard cottage. Texas law (SB 1412) makes them legal in most cities statewide, including all of DFW.
Most conversions are completed in 1–2 weeks. We give you a firm project schedule before you sign anything — no surprises.
We handle everything. We prepare and submit the permit application, coordinate with the city, respond to any correction notices, and manage all inspections from rough-in through final. You won't need to make a single call to the city.
Most sheds 200 sq ft and larger can become a legal studio unit. We're the only DFW contractor packaging shed-to-ADU conversions as a turnkey service. We assess the structure, foundation, and utility access during the free site visit and tell you exactly what's possible.
It depends on the city, size, and finish level. During your free site assessment we can walk through realistic rental expectations for your specific area and unit type.
It depends on your HOA's CC&Rs. Some prohibit external structures or rentals; others allow ADUs with design approval. We recommend reviewing your HOA documents before we visit — and if you're not sure, we can help you read the relevant sections during the assessment.
